We, Asset Development Company, (ADC) based in Atlanta, Georgia, are a group of real estate investors whose main purpose is to increase our shareholders' holdings and help individuals overcome the obstacles that prevent them from achieving home ownership.  We are building a network of independent residential real estate investors that will change the way many people buy homes.  We are home buyers.  Our goal is to be the largest single buyer of residential listings you may ever come across.

During the course of your career you will run into one or all of the following situations:

  • Home buyers that can not qualify for a home loan
  • Motivated home sellers
  • Tired landlords
  • Undervalued property
  • Property in need of repairs
  • Home sellers open to creative home selling techniques (i.e., lease purchase)
  • Builder closeouts.

We offer three programs that could help you complete your sale.

  • Direct Purchase
  • Selected Home
  • Lease Purchase.

Direct Purchase

Simply put, we purchase your listings.  If you have motivated sellers or undervalued property for sale, we can help you get your listing sold.

Selected Home

If you have a home buyer that has selected a home and can't close the deal (e.g., can't qualify for a conventional home loan), we could purchase the home and sell it back to the potential home buyer via a lease purchase deal.  This is a win-win for all of us.  You complete your sale, the home buyer gets the home of their choice, and we acquire an investment.

Lease Purchase

We buy homes, especially when your clients can accept terms like a lease purchase.  As soon as your client says to you, “If my house doesn’t sell soon, I might have to rent or lease it,” this is a great indication that our services might help you sell the listing.

When your client sells their home to us YOUR COMMISSION IS PAID UP FRONT and it would be a guaranteed closing for the seller.  When would a client be able to accept a lease purchase?  Here are some situations:

  1. They don’t need their cash out yet, but would like to either have cash flow or have their payment made.
  2. They have very little equity (i.e., financed near 100 percent).

Please contact us to find out how easy it is to sell a home.  Give us a call if this type of solution might work for your client.
